| Proposed Development Plans |
Likely Outcomes |
500 Houses!!
Southgate Development and the Scanlon heirs plan to build more than 500 homes on small lots on the Scanlon Farm between North Dubuque Street and North Liberty Road.

This would create a de facto city, which will be in the top 20% by population in the state of Iowa.
It will be in the top 3 in population density in the state. |
Commercial Park!!
Southgate Development and the Scanlon heirs plan to build a 12 acre commercial park in the middle of the development.

Traffic flow will be dramatically increased at all hours of the day.
Businesses on Oakdale Boulevard and in North Liberty, just 2 miles away, will be adversely affected. |
New Road!!
This has gone back to the drawing board thanks to efforts from CSD members.! The City of Coralville proposes to make Forevergreen Road an arterial route from I-380 to Dubuque Street. This road will primarily serve the Southgate/Scanlon development.
A new study must be commissioned before this may proceed. Completion of Oakdale boulevard will be considered in evaluating options.

Traffic volume on North Liberty Road and Dubuque Street, already at full capacity at certain times of the day, will increase to unacceptably high levels.
Both North Liberty Road and Dubuque Street will have to be widened at a huge cost to the county.
Private property will be significantly diminished in value and some homes may need to be condemned. |
Annexation!!
The City of Coralville proposes to annex the Scanlon Farm southwest and north of Dubuque Street including a narrow piece of land that connects to the north boundary of Coralville.

This annexation folows the surface of North Liberty Road, and apparrently does not include ownership of the land underneath it.
This annexation will place Coralville's urban and commercial development into the center of rural residential community. It will forever change the face of our community. Additionally, as this represents a "lollipop annexation" further annexations of surrounding neighborhoods can reasonably be expected as the City Development Board prefers "smooth city boundaries."
This will benefit the City of Coralville's tax base, even though significant cost of emergency services will be borne by the city of North Liberty and Johnson County.

Traffic!!
A traffic impact study has not been conducted by the City of Coralville or the Southgate and Scanlon developers.

North/South traffic on North Liberty Road and Dubuque Street will be substantially increased. Conservative estimates of traffic volume anticipate in excess of 10 vehicles per minute on these roads. |
